Transactions increased by 12% year-on-year and mortgages by almost 2%. "These data consolidate the recovery of the real estate market", according to the registrars.
The housing market closed another month in positive territory. According to data released by the Association of Registrars, February saw a continuation of the upward trend in sales and new mortgages.
The “Real Estate Register Statistics” recorded 58,783 housing transactions in Spain as a whole in the second month of the year, 12.2% more than year-on-year; and 38,350 mortgage loans, 1.9% more than 12 months earlier. In both cases, this is the eighth consecutive rise.
‘These data consolidate the recovery of the Spanish real estate market that began strongly in the last months of last year, after a month of moderate growth in January,’ explain the registrars.
The only change that has occurred is that sales and purchases have accelerated their year-on-year increase (in January they rose by 8.8%), while the mortgage market has lost intensity (it had been growing at a rate close to double digits).
"After the first few months of 2024 were affected by factors such as the May holidays at the Registries and the usual Easter week fluctuations, the second half of the year showed a positive trend in terms of sales and purchases, with strong monthly rises. The year 2025 begins maintaining the same positive trend, albeit somewhat more moderate for the moment in January, but confirmed and reinforced in February", emphasise the registrars.
By region, the largest increases in sales were recorded in Asturias (29.7%), Extremadura (25.4%) and Andalusia (24.5%), although Aragon (19.2%), Cantabria (12.7%), Castilla y León (18.3%), Castilla-La Mancha (16.5%), Catalonia (15.6%), Murcia (13%), La Rioja (18.7%) and Ceuta (17.5%) also experienced rises above the national average.
Madrid, however, experienced a single-digit increase (8.5%), while Navarre (-27.6%), Melilla (-17.9%) and Comunidad Valenciana (-1.9%) were the only regions in negative territory.
In the case of mortgages, the trend has been a similar pattern. "The initial ups and downs of the first half of 2024, more pronounced in mortgages than in sales and purchases and due to the same extraordinary factors, gave way to a positive trend in the second half of the year, which at the beginning of 2025 seems to have gradually deflated, although positive growth figures were maintained in both January and February. This positive trend has also generally been stronger than that of sales and purchases until February, when the growth in sales and purchases clearly exceeded that of mortgages", emphasises the Association of Registrars.
In terms of regional performance, with increases in 13 regions and decreases in six, with the largest increases in Ceuta (76.9%), La Rioja (57.9%) and Cantabria (56.1%). Also with double-digit increases were Andalusia (22.5%), Catalonia (14.7%), Murcia (26.2%) and the Basque Country (17.1%).
The regions in negative territory were the Canary Islands (-49.9%), Navarre (-34%), the Balearic Islands (-21.4%), Madrid (-20.1%), Castile-La Mancha (-6.5%) and Melilla (-2.9%).
